A Different Kind of Real Estate Agent

I’m not a lifelong local who inherited a Rolodex. I’m someone who chose Tennessee, fell in love with the land, and built a real estate practice around helping people find exactly what I found β€” a place worth putting down roots.

From Behind the Bar to Boots on the Ground

Before real estate, I spent years in hospitality β€” bartending and managing restaurants. That world teaches you things a real estate license never could: how to read people, how to stay calm when things go sideways, and how to make someone feel genuinely taken care of. Those instincts travel.

My wife grew up in Tennessee, and when we made the move to Southern Middle Tennessee it clicked immediately. The land, the pace, the community. We weren’t just relocating β€” we were choosing a way of life. That experience of being an outsider who became a believer is something I bring to every client conversation, especially the ones moving here from out of state.

I got into real estate because property β€” especially rural property β€” is where people make some of the biggest, most personal decisions of their lives. I wanted to be the person they could actually trust to guide them through it. Not with sales pressure, but with real information and straight talk.

Let’s Talk β†’

🏑 Why I Specialize in Rural

Rural property is a different world β€” wells, septic, Greenbelt, acreage, road access. Most agents avoid that complexity. I lean into it because it’s where I can add the most value to clients who need an expert, not a generalist.

🀝 The Hospitality Difference

Years of working with the public β€” reading rooms, managing stress, keeping people comfortable under pressure β€” turned out to be the best training I could have had for real estate. Buying or selling a home is emotional. That experience matters.

πŸ“ Columbia, TN β€” By Choice

I didn’t grow up here, which means I had to earn my knowledge of this market through deliberate study and real experience. I know what it’s like to discover Southern Middle Tennessee and fall for it. Most of my clients feel the same way.

Rural Real Estate Isn’t Just Residential Real Estate With More Grass

πŸ’§

Wells & Septic Systems

Off-grid water and waste systems require inspections, soil tests, and buyer education. I know what to look for and how to communicate it so deals don’t fall apart at inspection.

🌿

Tennessee Greenbelt

Agricultural tax reductions can significantly affect a property’s value and carrying costs. I help buyers understand what they’re getting β€” and help sellers position it as an asset.

πŸ—ΊοΈ

Acreage & Land Boundaries

Surveys, easements, road access, and timber rights all affect rural property value in ways suburban comps simply don’t capture. Pricing requires a different approach entirely.

🎯

Finding the Right Buyers

A 40-acre tract doesn’t appeal to the same buyer as a subdivision home. I market to farmers, hunters, investors, and relocators through targeted channels β€” not just a Zillow listing.

🏦

Rural Financing

USDA loans, farm credit, and land-specific financing work differently than conventional mortgages. I help buyers find the right lenders and set realistic expectations from day one.

πŸ“‘

Utilities & Access

Internet availability, propane vs. natural gas, road maintenance agreements β€” these details matter more than most buyers realize until after closing. I flag them early.

I Actually Live This Life

The outdoor lifestyle I help clients find is one I genuinely pursue myself. That’s not marketing copy β€” it’s just true. When I talk about what makes Southern Middle Tennessee special, I mean it.

πŸ₯Ύ

Hiking

Southern Middle Tennessee has incredible trail access and natural landscape β€” a big part of why we chose to plant roots here.

πŸ›Ά

Kayaking

The rivers and waterways throughout Maury and surrounding counties are something most people don’t discover until they live here.

🎣

Fishing

If a property has water on it, I already have opinions. Knowing the land from a recreational perspective gives me a different lens on rural listings.

Dogs

We’re dog people. If you’re moving out here with dogs, you already know β€” space and land matter. I get it on a personal level.
