Your Move to Southern Middle Tennessee Starts Here
I moved here from Chicago. I know exactly what you’re thinking, what you’re worried about, and what’s going to surprise you — in the best possible way. Let me be the guide I wish I’d had.
I Didn’t Grow Up Here. I Chose Here.
I moved from Chicago to Southern Middle Tennessee — and it’s one of the best decisions I’ve ever made. My wife grew up in Tennessee, which started the conversation. But once we were here, it wasn’t hard to see why people are leaving high-cost cities in droves and landing right here.
No state income tax. Property you can actually afford. Neighbors who wave. Space to breathe. And about 45 minutes to Nashville when you need it.
When I work with relocating buyers, I’m not reciting talking points — I’m telling you what I actually experienced. What caught me off guard, what I’d do differently, and what turned out to be even better than I expected. That perspective is something no born-and-raised local agent can give you.
More About Chris →Why People Are Choosing Southern Middle Tennessee
State Income Tax
Tennessee has no state tax on wages. For a Chicago household earning $100K, that’s roughly $5,000 back in your pocket every year.
Below National Avg Cost of Living
Your dollar stretches dramatically further here — housing, groceries, utilities, and everyday expenses all run well below the national average.
to Nashville
Columbia sits right on I-65. Close enough for work, flights, concerts, and city amenities. Far enough to actually exhale when you get home.
More Land Available
Compared to Nashville suburbs, Southern Middle Tennessee has dramatically more homes with acreage — at dramatically lower prices.
4-Season Climate
Real seasons without brutal winters. Enough snow to be charming, warm enough to be outside most of the year. Outdoor life is genuinely doable here.
Town Community Feel
Columbia’s historic square, local restaurants, community events. Real neighbors. The kind of place where people still introduce themselves.
What I Wish Someone Had Told Me Before I Moved
The good, the real, and the things that take adjustment. No sugarcoating — just what you actually need to know.
Internet Varies — Check Before You Fall in Love
Columbia and Spring Hill have solid fiber options. Rural areas are hit or miss — some have great service, others rely on Starlink or DSL. If you work remotely, this is the first thing we verify for any property.
You Will Drive More
This isn’t Chicago. There’s no El, no Uber surge every corner. A car is essential and distances feel different at first. Once you adjust, you’ll wonder why you ever stressed about city traffic.
Healthcare Is Solid
Maury Regional Medical Center is right in Columbia. Vanderbilt is 45 minutes away. Spring Hill has urgent cares and specialists expanding rapidly alongside its growth. Not a concern for most buyers.
Rural Property Has Learning Curves
Well water, septic systems, Greenbelt taxes, road maintenance — things city buyers have never thought about become part of life. None of it is hard, but it helps to have someone walk you through it before you close.
People Are Genuinely Friendly
It’s not a cliché. Neighbors introduce themselves. People wave on rural roads. Local businesses remember your name. If you’re coming from a big city, give yourself a few weeks — it’s a real adjustment, and a good one.
Outdoor Life Is the Real Draw
Hiking, fishing, kayaking, hunting — the outdoor access here is exceptional. If that’s part of what you’re looking for, Southern Middle Tennessee absolutely delivers. It’s a big reason I stayed.
How I Make a Long-Distance Purchase Actually Work
Distance doesn’t have to be a barrier. Here’s exactly how I support out-of-state buyers from first conversation to closing day.
Discovery Call
We talk through your vision, budget, timeline, and non-negotiables. I ask the questions you haven’t thought of yet — internet needs, commute tolerance, land maintenance reality.
Area Orientation
I give you an honest rundown of each community — what’s growing, what’s quiet, what fits your lifestyle. Not just real estate but actual life in each area.
Video Walkthroughs
For any property you’re serious about, I do a detailed video walkthrough — not a highlight reel. I point out the things that would give me pause and the things that impress me.
Visit Coordination
When you’re ready to visit in person, I coordinate an efficient schedule — multiple properties, neighborhood drives, local lunch spots — so your trip counts.
Trusted Local Network
Lenders, inspectors, title companies, contractors, movers — I hand you a vetted list. You’re not starting from scratch in a market you don’t know.
Post-Close Support
Questions after closing? I’m still here. Whether it’s finding a plumber or figuring out Greenbelt enrollment, my job doesn’t end at the closing table.
📱 Same-Day Responses
Time zones and busy schedules are real. I respond to calls, texts, and emails same day — evenings and weekends included. You won’t be waiting days to hear back.
🎥 Remote-Friendly Process
Several of my clients have purchased without visiting in person first. FaceTime walkthroughs, detailed neighborhood videos, and honest assessments make it work.
📋 No Pressure Timeline
Relocating is a big decision. I’m not going to rush you. Some buyers take weeks, some take months. You move when it’s right, not when it’s convenient for me.
🏡 I’ve Lived This
I made this exact move from a major city. I know what it’s like to buy in a market you’re still learning. That empathy shows up in how I work with out-of-state buyers.
Finding the Right Community for Your Life
Southern Middle Tennessee isn’t one place — it’s a collection of distinct communities, each with its own feel, price point, and lifestyle. Here’s a quick guide to the major ones.

The county seat of Maury County. Historic downtown square, growing restaurant scene, good amenities without the Nashville price tag. My home base.

How far is Southern Middle Tennessee from Nashville?
Columbia is about 45 minutes south of Nashville on I-65. Spring Hill is about 35 minutes. Lewisburg is about 50 minutes. Most of Southern Middle Tennessee has straightforward interstate access to Nashville for work, the airport, or entertainment. Many of my clients commute to Nashville a few days a week without issue.
Is there high-speed internet in rural Southern Middle Tennessee?
Columbia and Spring Hill have excellent fiber and cable internet options. Rural areas vary significantly — Spectrum and AT&T DSL are common, and Starlink satellite internet has filled many gaps for remote workers. Internet availability is one of the first things I check for any property a remote worker is considering. Don’t assume — ask me to verify before you fall in love with a place.
Does Tennessee really have no state income tax?
Correct — Tennessee has no state income tax on wages or salary. For someone moving from Illinois, New York, California, or New Jersey, the difference is significant. Combined with property taxes that run well below the national average, the financial impact of relocating to Tennessee is real and substantial.
Can I buy without visiting in person first?
Yes — several of my clients have done exactly that. I do detailed video walkthroughs, give honest neighborhood assessments, and make sure you have everything you’d know standing in the driveway. That said, I always recommend at least one visit before closing if your schedule allows — there’s no substitute for actually feeling a place. But distance is absolutely not a barrier to getting the process started.
How are the schools in the area?
Maury County schools offer solid college prep alongside strong agricultural and vocational programs. Spring Hill has seen significant school investment alongside its rapid growth. Giles and Lawrence County schools tend to have smaller class sizes with a tight community feel. I can share specific school details for any area or neighborhood you’re considering.
What’s the job market like if I’m not remote?
Spring Hill’s proximity to Nashville has brought significant manufacturing and corporate presence to the area — GM’s Spring Hill plant is a major employer. Columbia has a growing local economy. Many residents commute to Nashville for work while living here for the lifestyle and cost advantages. If you’re not remote, Nashville’s job market is genuinely accessible from most of Southern Middle Tennessee.
