Neighbors introduce themselves. People wave on rural roads. Local businesses remember your name. If you’re coming from a city, give yourself a few weeks to adjust β it takes getting used to in the best way.
You will drive more than you expect
A car is essential. There’s no meaningful public transit. Once you adjust you’ll forget you ever stressed about city traffic β but factor driving into your life planning from day one.
Check internet before you fall in love with a rural property
Columbia and Spring Hill have solid fiber. Rural areas vary enormously β some have great service, others rely on Starlink or DSL. If you work remotely this is the first thing I verify for any property you’re considering.
Rural property has a learning curve

Maury Regional Medical Center is in Columbia. Vanderbilt is 45 minutes away. Spring Hill has expanding urgent care and specialist options. Not a concern for most buyers.
Outdoor life is the real draw
Hiking, fishing, kayaking, hunting β the outdoor access in Southern Middle Tennessee is exceptional. The Duck River, nearby state parks, and thousands of acres of rural land make outdoor life genuinely doable year-round. It’s a big reason I stayed.
